How much is my apartment in Slovenia worth?

The quickest way to find out is an estimate based on what similar apartments actually sold for: VERICITY calculates one for every apartment in Slovenia from all registered sales, free and in seconds. The official value (posplošena vrednost) from the Surveying and Mapping Authority (GURS) is often below the market price, and for a mortgage or a court case you need a certified valuation (cenitev).

The short answer: three ways to a value

  • An estimate from registered sales (VERICITY): free, in seconds, with a likely range. Its typical error against prices actually paid is 12.2%.
  • The official value (posplošena vrednost): calculated by the state for every property. It is free, but it reflects the market on 1 January 2025, so it is often below today's market price.
  • A certified valuation (cenitev): made by a licensed valuer or a court appraiser, usually after a visit. Banks require one for a mortgage, and it costs a few hundred euros.

How the VERICITY estimate works

The estimate comes from an AI model trained on 95,468 registered apartment sales in Slovenia since 2010. Every sale comes from the real estate market register of the Surveying and Mapping Authority of Slovenia (GURS): the price in the contract, the date, the location, and the apartment's and building's details from the property register. For your apartment, the model compares these details with sales of similar apartments nearby and takes into account how prices have moved since.

That is why the estimate is not a single number: it also shows the range in which the price most likely lies.

How accurate it is

We check accuracy on sales the model never saw while learning. For sales from 1 August 2025 onwards, the typical error was 12.2%: half of the estimates were closer than that to the price actually paid. Estimates are most accurate in Ljubljana, where there are the most sales.

What moves an apartment's price

The PDF report splits the estimate into groups of factors. For most apartments these matter:

  • Location: the municipality, the neighbourhood and the street, including schools, public transport and shops nearby.
  • The price level on the day: apartment prices in Slovenia rose by 11.5% over the last year, so older sales are brought to today's level.
  • Size: smaller apartments fetch more per square metre, larger ones more in total.
  • Floor: the ground floor, and the top floor without a lift, usually sell for less than the floors in between.
  • The building: its type and size, the number of floors, a lift.
  • Age: the year the building was built.
  • Renovation: a new roof, facade, windows or installations recorded in the property register.
  • A balcony or loggia and other parts of the apartment.
  • Nuisance zones: noise along roads and railways, power lines and other zones recorded by GURS.

The model does not see inside the apartment. If it has just been refurbished, has an exceptional view or needs a full renovation, the real price will be above or below the estimate. That is why it shows a range.

What apartments cost now

Over the last 12 months (to 27 August 2026), apartments in Slovenia sold for a median of €3,243/m², 11.5% more than a year earlier. The typical apartment sold had 51.5 m² and cost €164,000. Across the country, 4,740 free-market sales of apartments were registered in that time.

The official value is not the market price

If you own property in Slovenia, you may have received a letter from GURS with its posplošena vrednost, the official value it calculates for every property by mass valuation. The current values apply from 13 May 2025 and reflect the market on 1 January 2025. You can look up any property's official value for free in GURS's public viewer, which is in Slovenian: for an apartment, choose the Del stavbe tab and enter the address.

Prices have risen since, and a model for the whole country cannot see what sets one apartment apart from the next. Apartments sold since 13 May 2025 went for a median of 13% more than their official value, and 72% of them sold above it. VERICITY shows each apartment's official value next to its market estimate.

When you need a certified valuation

The VERICITY estimate is for information and is not a certified valuation. For a bank or another official procedure you need a valuation by a licensed valuer (pooblaščeni ocenjevalec vrednosti nepremičnin); in court cases the court appoints a court appraiser (sodni cenilec). Banks' price lists put an apartment valuation at about €250 plus VAT.

No. For a mortgage, the bank requires a certified valuation by a valuer working to the international valuation standards. The VERICITY estimate is for information and does not replace a valuation, but it gives you a good idea of the value to expect.

Why is the price in an ad higher than the estimate?

Ads show the price the seller hopes to get. The estimate is based on the prices in sale contracts, so on what buyers actually paid. The difference is normal and often leaves room for negotiation.
